The Engagement Process

My engagement process begins with a simple no-obligation discussion.  The discussion can be in-person, by phone or over a video chat app like Zoom, FaceTime or WhatsApp.  Use my contact form or call / text me at 908.912.4441 to let me know when you are available to chat. Prior to our discussion, please spend some time on the important considerations presented below.  This is just a partial list of things to consider, but it will give us a great starting point for our initial conversation.

Real Estate Investing

What is your risk tolerance?

Real estate investors need to assess their comfort level with risk before jumping into investing.  

How much money do you have to invest?

It is critically important to quantify your investment capital up front.  Investment properties will require a larger initial equity position meaning the down payment requirements are often 25% or more.  You also need to understand that servicing sizable debt on a property will weigh heavily on cash flows.

Are you comfortable dealing with contractors, agents, tenants, municipal officials?

As a landlord, you'll be dealing with many different parties each with their own unique styles and agendas.  The most successful real estate investors are those who can work collaboratively with people coming at you from different perspectives.  If you consider yourself a "people person", that will go a long way in this business.  If you struggle with communication, negotiation, confrontation, you might want to find another investment vehicle.

Do you have at least a "working knowledge" of construction concepts?

It will serve you well, if you have at least a basic knowledge of construction terms and concepts.  If you don't know the difference between a faucet and a shut-off valve or a sill plate and a floor joist, it is going to make investing in real estate a little more risky.  That said, I started with little knowledge, but quickly learned important terms and concepts and even became adept at performing some of my own maintenance.

Do you have interest in a specific geography or property type?

You should think about this one carefully upfront.  Are you interested in a vacation destination (like the Jersey Shore) or a suburban location?  Are you thinking of renting via social platforms like Facebook / AirBnB?  Do  lower maintenance investments like condos appeal to you or does a commercial or mixed-use property suit you better? Lots to think about here before you begin your search.

Have you consulted with an accountant and attorney yet?

Investing in real estate will require a team of professionals including an attorney, accountant, banker, insurance agent and more.   You may need a structural engineer, architect and other consultants depending on your project.  In addition, you should begin lining up your "team" of contractors including a plumber, electrician, HVAC as well as a "handyman" for smaller projects.  We have trusted contacts in each of these areas that we can refer you to.

Do you have defined objectives?

Digital Marketing is part science and part art and it is crucial that the business have specific objectives laid out prior to embarking on a campaign.  For instance, are you looking to establish business awareness or capture leads?

What defines success for your campaign?

Every business wants to increase customers and sales, but are there other things that will define the success of your campaign.  For example would you like to rank higher in the search engine results for specific search terms?

How long of a campaign are you preparing for?

Digital marketing,  like other forms of marketing, deliver best results when deployed on an extended basis.  It is important to enter an agreement with a clear understanding of this concept since results will likely not happen overnight.

How comfortable are you with technology?

I offer my clients the opportunity to save a lot of money by doing some of the work themselves.  Many aspects of a digital marketing campaign are simple, yet time-consuming, tasks.  If you or someone on your team is comfortable with technology, I can help you help yourself.
